WYLLIE OFFERS CUB PROPERTIES TO THIRSTY MARKET

BOUTIQUE investment company Wyllie Group is looking to offload the Carlton and United Breweries properties at Abbotsford in Melbourne.

Industry sources tip the CUB properties, Lot 1 at 2-6 Southampton Crescent and 36 Bond St, and Lot 2 at 10-32 Duke St, will fetch in excess of $20 million.

Vinci Carbone said the area has been designated as a Major Activity Centre in the Melbourne 2030 Planning Strategy adding that Abbotsford has benefited from this plan due to its focus on high quality
development.

Lot 1 consists of a five-level office building with adjoining single level warehouse on two separate titles. Originally built in 1928 for Kodak, 2-6 Southampton Crescent is currently CUB's office and comprises 7,864 sqm. The combined lettable area is 8,199 sqm set on a 2,108 sqm land area. Net annual rental is $2,261,820.

Lot 2 comprises several interconnecting warehouses with two paved car parks spanning across four titles. It has a building area of 2,404 sqm on a 2,839 sqm site of 2,839 sqm, and generating an
annual rental of $516,286 net.

Lots 1 and 2 have a total lettable area of 10,600 sqm on site area of 5,298 sqm, returning a combined net annual rental of about $2.78 million.
